You enter the grounds to the property down a long gravelled driveway passing the tennis court and 17m swimming pool. The house sits facing the drive with the rest of the complex reaching around to the right.

You enter the main house through the large imposing doors into a light entrance hall. Off this hallway and looking out to the Vienne river valley, are the reception rooms. There is a billard room (35m2) which doubles as the guest salon. The dining room (35m2) and the kitchen. The kitchen has it's own door onto the hallway but is also joined to the dining room with another door. The kitchen (20m2) is fully fitted and has a large pantry. The last reception room (48m2) is used solely by the owner as their sitting room and has an office (11m2) off. Towards the other end of the hallway is a large utility room (20m2) and cupboard for storage. 

The staircase leads up from the hallway to a long landing where some of the suite's are. All the guest bedrooms have their own bathrooms and have been done to a very high standard. On the second floor and within the roof of the manoir, is a twin room (29m2) with a bathroom and a suite (45m2) with two bedrooms and a bathroom. 
Joining onto the house, on the left, is one of the older parts and is a self contained gite (110m2) with it's own central heating system. it comprises of a kitchen, lounge downstairs WC. Then two double bedrooms both with their own bathrooms. 

To the right of the main house is the boiler room and storage then the Gym (65m2). This has various exercise machines and a sauna and jacuzzi. Also a separate shower and WC. Next to this is the self contained seminar room (55m2) with one large room a small bar kitchen and separate WC and a storage cupboard. This room has many uses and could also be turned into accommodation. 

Leading up from here is the 17m long pool and patio area and a pumphouse with a licensed bar. Two of the gites face this area, the first (105m2) with kitchen/lounge, two bedrooms with their own bathrooms. The second (40m2) with a kitchen/lounge and one bedroom with bathroom. The last gite (55m2) is located at the back of the house overlooking the valley and comprises of a lounge a kitchen/diner and one bedroom with bathroom. 

The grounds offer 3 hectares of parkland and include some pasture land. The rear of the property is laid to lawn and is a raised terrace overlooking the valley with arable land dropping down to the Vienne river. The complex at present makes an excellent high class resort, based right next to a major city. It offers plenty of potential to increase revenue should the new owners want it.
