Gates open onto a gravel driveway and parking area. You then walk through a wonderful courtyard terrace area to reach the front door. There is a water feature and the area is completely sheltered and used as a shady terrace in summer.
The front door opens into an entrance hall. Walk to the left and you enter into an impressive lounge and dining room. There are clearly defined areas as the lounge is focused around a wonderful feature fireplace and looks out over the garden and view beyond. The dining area is situated closer to the kitchen and has ample room for a large family dining table. The kitchen is to the far left, you enter from the dining room via a door to separate any cooking smells from the living areas. Beautifully equipped with modern units and built in appliances. There is ample room for a dining table too and doors lead directly out to the covered terrace to the rear of the house and then to the pool area and terrace too. Back into the dining room and there is a small room to one side which is used as a utility room and pantry storage.
Walk through the lounge and a door to the left takes you through to a bedroom wing. Here you will find two double bedrooms, one is used by the current owner as a study, The larger room has built in wardrobes and French doors to the garden terrace and the room used as a study has a glazed door to the the side of the house. There is then a family bathroom with shower over the bath, bidet and basin. Next to this you will find a recently refitted cloakroom with WC and basin.
Back to the entrance hall and there is a corridor leading to another bedroom wing. Here you will find two good sized double bedrooms, both have spacious en-suite facilities, both en-suites have separate bath, shower, wc and basin. Both bedrooms have vaulted ceilings and exposed beams and both have French doors out onto the garden or courtyard terrace.
FIRST FLOOR ...
Stairs lead to the first floor from the entrance hall and here you will find two further double bedrooms, both have access to a Tropezienne balcony and enjoy fabulous views across the valley to Callian. This floor could easily be converted into a large master suite by turning the smaller bedroom into a large dressing room. There is already a beautifully refurbished shower room with WC, this could become the en-suite for this area.
Across the entrance courtyard there is access to the garage and utility/boiler room and to the rear there is then a self contained studio room. This was used previously as a study and is ideal as an artist studio. The gardens of 3750m² surround the house and have landscaped areas with mature trees and shrubs along with a vegetable garden. There are also covered terraces and sun terraces around the house and all afford a fabulous view across the garden and valley to Callian. To one side of the house you have a sunny pool terrace with a free form in ground swimming pool. All of the pump and filter systems are hidden away in a technical room and the pool has an alarm and is gated for child security too. The house benefits from Oil fired central heating, double glazing throughout and high levels of insulation.
Montauroux is situated in the Eastern Var region of France and is 33 kms inland from Cannes (half an hour in the car) and 24 kms to the Mediterranean beaches in Mandelieu la Napoule. There is a fabulous golf course at Terre Blanche only 6kms away (you can see it from the house) and the leisure lake at St Cassien is 8 kms away. Nice International airport is just over 50kms away and can be reached in around 45 minutes. All amenities are closeby with the village of Montauroux being walking distance. In summary a truly beautiful house with stunning views.
