Within an hour of collecting your bags at Limoges airport you could be turning into the lane that leads to the electric gates at the top of tree lined chateau driveway. As you look across the manicured lawns at the front of the chateau you are drawn to the first of the two heated pools. The main body of the chateau with its iconic round tower was built in the early 16th Century and the two wings were added in the 1870s.
Over the last 12 years the current owners have lovingly and painstakingly restored and modernised the entire estate and now give you the opportunity to acquire a magnificent chateau, with a homely feel, that needs nothing doing to it. It has been fully rewired, re-plumbed and no expense has been spared.
As you enter the Chateau via one of the many doorways you can come straight in from the lawns and terrace into the impressive kitchen (40m2) with an imposing open fireplace. To the right of the kitchen is a study or playroom (23m2) and a shower room with wc. Going the other way from the kitchen you enter the dining room (31m2) where you can entertain your friends in grand style. You then move into the sitting room (52m2) with another impressive open fireplace. There is also a cellar under this room. To the side of this room the owners have discovered an old doorway which had been previously blocked off. The original oak door bears the shape of a cross, painted red, which could suggest that this led to a chapel. This room is now used as a library (25m2).
FIRST FLOOR …
There are two sets of stairs, the original stone staircase within the tower and the new oak staircase at the back of the house. Above the sitting room is the master bedroom (45m2) with a four-poster bed and marble fireplace. On each side of the bed is a doorway, one leads to the ensuite bathroom (7m2) with freestanding roll top bath and shower and the other leads to a walk-in dressing room (7m2) which is currently used as a child’s bedroom. These two rooms have an interconnecting door.
Along the hallway from the master suite is a ‘family’ bathroom (20m2), as equally well appointed, with roll top bath and shower. All the bathrooms in the chateau feature ‘Fired Earth’ tiles and fittings. There are also two further bedrooms (32m2 & 16m2) and a study (21m2). From the study, a wrought iron spiral staircase leads to the second floor which has been totally converted into a stunning self-contained apartment with three bedrooms (26m2, 19m2 &13m2), two bathrooms (14m2 & 7m2) and an open-plan lounge/kitchen/dining room (104m2).
Both of the main staircases also provide access to the apartment. A further staircase leads up from one of the bedrooms to a converted attic room which could be a 7th bedroom.
In another wing of the Chateau is a laundry (33m2), boiler room for the modern oil-fired and wood-burning dual central heating systems (33m2), and a large barn on two levels. On the ground floor is a wood store and the pump, etc, for the heated swimming pool. On the upper floor (90m2) is a barn with panoramic balcony which overlooks the pool. This could be converted into a function suite.
There is an additional self-contained ‘flat’ (33m2) with kitchenette and shower room.
FURTHER HOUSES …
Near the chateau is a 4-bedroom, two bathroom house, currently used by the estate manager.
Also within the estate are two well-appointed further houses, one with four bedrooms and two bathrooms, the other with three bedrooms and two bathrooms, and a large barn with various converted spaces, including a games room. These houses are currently very popular ‘gites’ which could be rented out throughout the year. This complex has a very large heated swimming pool with amazing views over the surrounding countryside.
The Estate is totally private, with no Public Rights of Way over any of the 150 hectares. Almost all of the land is enclosed by a fence within which you can enjoy the peace and tranquillity that it provides and partake in a variety of activities such as clay pigeon shooting or horse riding. There is a small stable block and ‘ménage’.
This magnificent Chateau and Estate will give you a ‘once in a lifetime’ opportunity to close the door on a hectic work life and enjoy the lifestyle of a King for less than half the price of a flat in central London!
The Chateau is not within sight of any properties other than your own yet is only a six minute drive to the nearest village with shops and bars and within 30 minutes of a number of pretty market towns.
This is a magnificent Chateau with the feel of a warm and cosy family home.
