It is simply a huge privilege to spend time in this spectacular place, with THE view over Collioure, the Golfe du Lion and Port-la-Nouvelle, set amongst oak and pine woods which form a vast amphitheatre to this magnificent scene.
A private artistic residence with outbuildings to convert, and many terraces.
The road curves up through the wooded hills, with wonderful views in all directions. A private drive leads through the shade of oaks to a parking area delineated by an evocative drystone wall from the 11th century or earlier.
Below is the house of 145m², with three outbuildings and 30m² of terrace area which could be incorporated into the living space if desired. Other terraces would still remain as outdoor space.
The house is simple, although there is an interesting play of spaces and levels, accentuated by light and of course, the views. An entrance door leads from a lovely terrace full of flowers to the living area with its very large fireplace. There is a library area between this and a small bedroom or study, and down a set of stairs is the dining room with a wood-burner and views of the bay. The kitchen, with its bread oven, is lively and welcoming, and leads out onto a large terrace where one can eat and drink whilst basking in the luxury of the most fabulous view imaginable - which includes the Fort Saint Elme.
Accessed from a larger terrace below is a laundry area with a shower room and WC. Back in the living area, five steps lead up to the bathroom, which looks out onto a little patio.
Up again there is a bedroom with built-in cupboards, and a view of the hills and sea through 3 windows, and a separate hanging cupboard. There is also another small bedroom, again with a lovely view and a door leading to a tiny terrace and a round study in the stone tower.
Attached to the house is an outbuilding of 60m². The large terrace in front of this leads to the vegetable garden, with water which runs next to terraced gardens which have been here at least 6 centuries.
The Romans founded Collioure and Port Vendres, and there could be ruins from this époque on the land. It goes without saying that this area is absolutely protected by conservation rules. Further down the slope is the studio of 87m², and a third outbuilding of 40m². An unrestricted Certificat d'Urbanisme has been obtained. It takes 6-7 minutes to drive to Collioure, famous for its artistic activity, and the nearest beach is 6 minutes away. Ski stations and Barcelona are 90 minutes away, Perpignan 20-30 minutes and the airport 30 minutes. Un descriptif en français est disponible sur demande.
