THE CHÂTEAU ...

You enter the property via the front gates, gilded in fine gold.

Dated from the first half of the 16th century and in a classical L shape, the castle consists of 2 separate architectural entities: 

a main building, flanked by a pavilion and by a round tower
a wing, flanked by a round tower

The property comprises 18 rooms, accommodating around 740 m2

THE INTERIOR

The layout is very contemporary and functional, both in the main building and in the wing, with the living area situated on the ground floor and the more private night-time area on the upper levels.
The simple and harmonious geometry of the castle and of all its rooms creates beautiful and elegant volumes with a great fluidity of circulation.

The ornamentation in the main building, dating from the 18th century, is very delicate with classic geometric panels framed by very fine moldings, counter-balanced by antique-style ribbon-shaped flower friezes.  The wing, on the other hand, is characterised by the omnipresence of natural materials such as exposed stone and wooden beams. 

Using only a narrow palette of colors and neutral tones, the discreet decor and the purist renovation throughout both the main building and the wing have created a minimalist and elegant design where the curves of the middle ages meet the straight lines of the classical era.


THE LAND AND THE OUTBUILDINGS

Several outbuildings complement the property: a large barn with an adjacent store room and dovecote, the former stables and gate house and the underground wine cellars.

The castle is nestled in an enclosed wooded park of 8.6 ha, where there is a natural spring flowing through it and a small pond. The property overlooks around 21 ha of agricultural land and a small plot completes the property.


THE RESTORATION

The property has been entirely restored for a total of 1.5 Million Euros.  Completed in 2014, it involved both structural and finishing work on the castle and on the outbuildings.

The works included the recovery of degraded exterior coatings, the insulation of the attic in the main building, extensive external and internal woodwork, revision of the entire wooden flooring and the restoration of the plasterwork and of the painting of the entire castle and wing (interior and exterior).

The roof is in excellent condition after defoaming and a precedent restoration by the previous owners.


ENERGY

The electricity has been entirely redone, adding new underground cables and new distribution boards.

The heating system was completely modified and the entire property is now heated by 2 wood-pellet boilers (Okofen Pelletronic) fuelled by 10 tons of pellets, stored in two 5-ton silos located in the cellar.  

These renovations have brought the heating charges down to a minimum : around  2700€ p/a.


SECURITY

Special attention has been paid to making the property as safe as possible.
A centralized system (Central Galaxy Flex) with smartphone management guarantees maximum outdoor and indoor protection.


BUSINESS OPPORTUNITIES

The bedrooms have been renovated in the spirit of a chambre d’hôtes activity.  

With the possibility to farm around 21 ha of agricultural land, the property is situated in the wine producing area of the labelled « Val de Loire » wine and on the border with the AOC Saint Pourçain vineyards.  The village produces red, white and rosé Val de Loire wine labelled IGP (Indication Géographique Protégée).
With dedicated wine cellars, the property has the potential to become a wine producing château.
