Enter the building through the central hallway with stone walls and floor retaining the original barn features of exposed beams and cattle troughs.

To the left is the large double height lounge with stone walls and floor with large double doors and windows to the front and back making it very light. There is a large open fire place and exposed beams with an attractive herring bone brick wall at the side above a feeding trough retained from the original barn. The room includes a self contained open formal dining area to one side. In one corner of the lounge is a doorway down to the fitted summer kitchen which has been equipped with double sink, ample cupboards and fridge. A double door opens onto the large paved terrace around the pool allowing excellent entertaining and barbecue facilities. The kitchen area has a large storage area and a garden tool room at the rear.

Going back to the lounge there is a wide open stairway up to a large double height mezzanine snooker / games room with wooden floor and amazing original exposed beams. A study / games room overlooks this mezzanine. Returning to the entrance hall turn right into a dining room with stone floor and exposed woodwork. Carry on into the substantial kitchen with its large fireplace with wood burner, tiled floor and many fitted glass fronted cupboard units and worktops with a double sink. The Sauter cooker has a five ring gas hob and large electric oven with grill. A central table seats eight comfortably. A separate utility room houses the gas boiler (central heating and hot water), fridge freezer, washing machine, dishwasher and a separate toilet.

From the kitchen a staircase takes you to the feature master bedroom with four large windows looking to the front and rear. Original stone walls, exposed wood ceiling and beams and polished wood floor mix comfortably with the modern elevated floor tiled area with Villeroy and Bosch stand alone bath and wash basin which stands on a slate topped cupboard unit. There is a separate shower room and WC. There is a wood burner at one end of the room and a seating area with TV. The second bedroom has an ensuite shower and WC and a separate dressing / storage area. The third bedroom currently has three single beds for children. The family bathroom has a full length bath with shower over, wash basin and WC and a heated towel rail. All units and floor and wall tiles are white. Further along the corridor bedrooms four and five are good doubles. The corridor then opens onto a gallery overlooking the snooker room below with stairs down.

The original mill buildings have not been renovated but they house the original mill machinery and offer an interesting project. The attached three storey grain store houses the pool equipment in the basement. This building has a new roof and could be converted into separate accommodation. Planning permission was granted but has lapsed.

Outside, the house is approached by a private drive alongside the mill pond. The house is surrounded by a large garden mostly laid to lawn for easy maintenance with many specimen shrubs and trees including a large productive walnut tree. Beyond the separate mill building there is a large paddock with streams running down to a large pond with fish. The property includes surrounding land which is managed by the local farmer in an informal agreement. The 12 x 6 meter salt water pool has a large terraced area for outside dining and sunbathing. It is a perfectly positioned sun trap overlooking the garden and farmland. The gardens and paddock with streams and pond are a haven for birds and wildlife.

The property is surrounded by farmland and is on the edge of a small hamlet in a beautiful valley. The very popular nearby town of Brantome (11kms) has superb restaurants and shops and many tourist attractions including canoeing on the Drone, a Friday market and frequent events.
