This beautiful spacious property was built in 2006 by the current owners. They quickly realised the potential of renting out parts of the house and so created 2 apartments and a guest room which create a substantial income for them over 3 months of the summer. (figures available on request ).

Hot water is provided by the solar panels on the roof but a supplementary gas boiler has been installed for bad weather.

This property is in a stunning location and would make a lovely family property.  The current owners occupy the villa for 3 months of the summer when they operate the gite business at 90 % occupancy. There is scope to increase the rentals, but the owners are more than happy with the revenue generated in this short period.

LOCATION ...
Savines le Lac is the central village of the whole of Lac du Serre Poncon. It has several bars and restaurants as well as a small harbour where boat trips take clients on the tour of the lake. There are private moorings available for sailboats also.

The lake is at 750 m altitude and covers an area of 29 square kilometres making it the largest artificial lake in Europe. It is 20 kms long and holds 1.2 billion litres of water.

The area is hugely popular in spring and summer as it has camp sites all around the lake and water sports centres up and down its length.

Embrun is the main town beside the lake and it has all the amenities found in any normal sized town - shops, supermarkets, school and hospital. Savines le Lac is just 10 Kms away from Reallon ski resort and 15 kms from Les Orres….. 2 lovely family ski stations that have views over the lake in winter. This is a spectacular part of the Southern Alps which offers so much all year round.
