Detailed description
On entering the courtyard, one admires the impressive façade of this grand house. There are two entrance doors - the main one opens into the hall, and from there into a large corridor which gives access to all the ground floor rooms and the curving staircase with its wrought iron balustrade.
GROUND FLOOR ...
To the front, on arriving, is the large open living room with large west-facing sliding doors to the terrace, south-facing French windows to the garden and a TV corner with a beautiful marble fireplace. To the left is a drawing room with east and south-facing windows. There is access to a wine cellar below. To the right is a lovely light east-facing dining room, looking onto the courtyard. This links to the kitchen, with its fireplace and dining table, the second entrance door and a large east-facing window.
On the other side of the hall is a large cloaks area and a WC with a lovely marble basin, and the huge utility and former boiler room, with access to the garden. The standard of finishes is exceptional, such as wallpaper by Pierre Frey.
FIRST FLOOR ...
On the first floor is a second access corridor (these are 18.5m long by 2.8m wide) which gives access by panelled double doors to lovely bedrooms of 26.85m², 32m², 23.95m² and 26.2m², facing east and south; also to a stunning south-facing shower room with tiles by Fornasetti and Marcel Wanders, a dressing area and a bathroom of 29.3m² with WC, and a separate WC with basin.
SECOND FLOOR ...
By the staircase is a west-facing room of 28.65m², which is as yet unrenovated. A second stair curves up to the second floor, with a bedroom of 28m² facing east, then double doors to the wide corridor serving the remaining four bedrooms, unrenovated as yet, again facing east and south, of 28m², 33.9m², 25m² and 24.5m², plus the room over the entrance hall, of 12m², which could perhaps become two en suite bathrooms, and an existing shower room of 14.65m² - which again could become two bathrooms. There is also access to the roofspace above the central hall.
GROUNDS ...
Outside, facing the gravelled courtyard, is the 66m² garage barn, which has a 45m² mezzanine level at present, which could be extended to become a complete first floor. The barn houses the new oil boiler. A beautiful wrought-iron gate gives access to the south-facing terrace and pergola, with French windows from the house, leading towards the circular stone pond. There are mature trees and interesting features sculpted in stone.
To the west side is a large terrace with steps down to the 10m by 5.6m swimming pool, almost 3m deep at one end. The pool house has a new roof and incorporates a shower and WC. In front of the utility rooms is a 1-2 storey barn of 43m² plus a washhouse of 20m², and a second road access to the property with large double gates.
There are two more small outbuildings, and the garden extends to a length of 130m, down to a footpath and a third quiet road. The land is wooded and has rhododendrons, Judas trees, oleanders, bamboo and fig trees as well as a rose garden. The back of the house has a new roof.

The village has a grocery shop, a newsagency, a hairdresser's/beauty salon, a health centre, bakery, café/bar, physiotherapist and a school. It is 1.5 km from the Canal du Midi and restaurants at Le Somail and Ventenac, 2.5 km from supermarkets and other amenities at St Marcel, 12 km from Narbonne, 30 km from the nearest Mediterranean beach, 32 km from Béziers, 48 km from Carcassonne and 111 km from Spain (just over an hour on the motorway) 250 km from Barcelona (around two and a half hours).
