Superb architect-designed contemporary manor house with gated entrance, large walled garden and fabulous views
This exceptional property is one of a kind! Built in 2010 to exacting standards in the style of a Quercy manor house, no expense was spared in the use of top-quality materials for the construction and finishing details. It also has an excellent energy rating due to its geothermal heating system! The house itself boasts a magnificent open-plan living area dominated by a dramatic stone fireplace. The elegant kitchen is fully equipped with every modern appliance. There are three double bedrooms each with ensuite bathrooms, along with a large office area on the first floor. There is a full-width terrace at the back of the property which enjoys extensive views of the surrounding countryside, including the famous towers at Saint-Laurent-les-Tours. The Dordogne and Lot valleys are just a short drive away, as is the delightful town of Saint Céré for all services. Nearby, a top-class golf course and Michelin starred restaurant complete the picture. A very special place indeed!

Detailed description
Access to the property is via electric security gates with CCTV in place. A sweeping stone drive leads to the parking areas and garage. One can enter the house through the elegant front door or by the back door to the kitchen and utility room, which is located in the covered walkway between the house and the garage.
Ground floor:
The front door opens into a central hallway, from which you can access all the ground floor rooms and the first floor. There are numerous doors opening onto the terrace and the gardens at this level.
A massive living and dining room (51m2) is dominated by the classic stone fireplace. There are double glazed sliding doors all around, letting the sunlight stream in. The living area leads to the kitchen (22m2) through a beautiful stone archway.
The whole of the ground floor is paved with limestone tiles and offers reversible underfloor heating and/or cooling throughout. All the windows and doors are double glazed and were custom-made. Those leading onto the terraces or gardens also have electric blinds to give shelter from the sun.
The units in the fitted kitchen are made of beech with black granite worktops. The kitchen is equipped with all necessary appliances including a cast iron Godin cooking range with double ovens. The stove works on either gas or electricity. A door from the kitchen leads to a fully equipped utility room, which in turn opens into the covered walkway between the house and the garage.
To the left of the entrance hall, a door leads into a lobby with double doors opening into the outdoor dining area and the extensive terrace beyond. Electric blinds keep this area cool in summer. The lobby also leads to a guest bedroom and/or day room, which has an ensuite bathroom and walk-in wardrobe (32m2 in all).
First floor:
A bespoke oak staircase leads up to the first-floor landing, which has been designed with enough space to serve as an office area, or even a fourth bedroom if required (32m2). Two large double bedrooms lead off the landing (20m2 and 19m2), each with their own ensuite bathroom and built-in wardrobes (one even has a spa bath!).
The reversible heating/cooling system operates upstairs as well.
Garage: The large double garage (48m2) houses a specialised pump room from where the geothermal heating system is controlled. It also contains the central electrical consumer units for the property.
Grounds: The perimeter of the property is surrounded by attractive curved stone walls, with further security of timber fencing on one side. The gardens are landscaped for minimum maintenance. The gravelled driveway is complemented by local stone edging sweeping around an attractive island and there is ample parking for numerous vehicles.
The rear of the property is reached through an archway opening on to an extensive terrace in natural stone edged by an ornamental balustrade. The large garden with fruit trees offers spectacular views of the surrounding countryside. There is ample space for the installation of a swimming pool if required.
Security: The property is protected by electric gates, CCTV and extensive exterior lighting.
Off-grid: It would be possible for this property to go completely off-grid by installing photovoltaic solar panels in one section of the garden which has an existing tracking platform already used for that purpose in the past.
Drainage: The house is linked to mains drainage.
Extension: Planning permission has been granted in the past for a two-storey extension with living and sleeping accommodation, so all necessary services (water, electricity, etc…) are already in place for that building if required. The planning permission would need to be renewed but this would not pose any problem.
