This property is located in Normandy in the Orne department (20 minutes south of Argentan).
Isolated, this manor can offer an ideal living environment for a family or individuals wishing to create a tourist accommodation (gite). This 12th-century farmhouse-manor is typical of the region, built with local stones (granite), and has been renovated while respecting the history of the property.
Designed defensively with its large square courtyard, this property has a remarkable historical charm with its high walls and surrounding buildings. Its large double-arched gateway leads visitors directly into a peaceful world, entering this honor courtyard with a grass area facing the manor and moats (border with the neighboring property, a large castle).
The property (over an area of more than 7000m²) is very symmetrical, with the granite manor and annexes on the sides. The restoration work carried out by the owners has preserved this place full of history.
The manor has a living area of 300m², with:
On the ground floor: the central entrance with its large and wide staircase (granite), to its right a 34m² living room, with a beautiful fireplace (granite), a tiled floor, and brick walls; then we access an office (possible bedroom, 19m²) with a tiled floor and exposed beams on the ceiling, and a bathroom (4m²); under the central staircase, there are toilets, a laundry room, and a cloakroom (3.5m²); to its left: a beautiful 50m² dining room, with a magnificent granite fireplace, tiled floor; and then the 24m² kitchen fitted out in oak, with exposed beams on the ceiling, a tiled floor, and a 15m² utility room.
On the first floor: a landing leading to the right to a bedroom with parquet flooring, granite fireplace, 44m² (with Italian shower and WC: 6m²) and at the end in sequence, a small bedroom (15m² with storage, possible dressing room) in sequence; and to the left of the staircase, a corridor equipped with a dressing room that leads to another 50m² bedroom, with parquet flooring, stone fireplace, exposed beams, and an 11m² bathroom.
On the second floor covering the entire surface area of the manor, there are the attics with a torchis insulated floor + rock wool.
Superb oak frame topped with "Saint Andrew's crosses". Numerous development possibilities, without great height under struts.
On each side of the manor, there are outbuildings with access to the honor courtyard. From the kitchen, there is access to the boiler room (wood and oil), with a concrete floor and stone walls, then to the stables (for storing wood and furniture, with concrete floor); to the workshops (the torchis ceiling has been redone, 20m² area; an old pigsty (brick floor, 6m long building), and the old stables and cart shed where the roof has been redone (frame + tiles) and the floor is concrete. The boundary of these annexes to the left of the manor ends on the moats with an old outdoor greenhouse. To the right of the manor, the other annexes were dedicated to an old wine cellar and a garage (concrete floor, cross-shaped beams, the doors and roofs have been redone). Near the entrance porch: an old stable with a loft (20m long), concrete floor, no electricity; to the left of the entrance porch, the building dedicated to the cider house (old press), and then in line, a building that has not yet been rebuilt. All the outbuildings are generally in good condition (frame, roof, floor, etc.), the majority are connected to electricity. These outbuildings and annexes have great potential for enhancement, for example as a gite.
This ancient storage farmhouse-manor from the medieval period is in very good general condition with very beautiful renovations that highlight this rare historical Norman building. All buildings are surrounded by a grass strip with chestnut trees. It is possible to acquire the surrounding land to obtain an even larger property.
