Detailed description

Magnificent prestigious property for sale in Normandy, in the Orne department.
In recent years, this property has acquired a national and European reputation for its stud farm and horse breeding.
With 15ha of land and 110ha of leased land (possibility of acquiring an additional 30 +1ha nearby).
The 17th-18th-century manor house opens onto a majestic entrance hall with a grand oak staircase. The north wing of the manor opens onto a large 30m² living room, with parquet flooring (installed in the 1980s, from an old château), and a marble fireplace (from the Louis XVI period), followed by a 26m² study with access to an 8m² room and wc (access to the garden).
The south wing corresponds to the spacious 30m² dining room, with built-in period furniture, beamed ceiling, limestone floor tiles (redone in the 80s and 90s, based on the period model), and a period Caen stone fireplace. At the far end is the 26m² well-equipped kitchen, with a gas piano and a large fireplace (with access to a scullery and WC, and to the garden with terrace). The door and window frames are original.
The 1st floor has parquet flooring throughout, with a corridor leading to the north wing: 2 bedrooms (20m² and 28m²) with Italian-style shower room and washbasin (originally from the bishopric of Bordeaux), Caen stone fireplaces, exposed beams and period paintings on the overmantels.
In the south wing, we also have two further bedrooms (20-28m²) with en-suite shower rooms.
On the 2nd floor is the attic (vermiculite screed), unfinished, with cob walls, exposed stonework, old staff bedrooms and bathroom).
The private garden comprises a terrace and a well-kept garden with old trees of various species (chestnut, lime, maple, beech, apple, plum, pear, etc.), a small ornamental pond and a formal garden.
In front of the entrance to the manor house, a large grassy area overlooks the annexes and parking lot.
The manor house is flanked by 3 annexes, the 1st of which, to the south, features a horse shower (with hot water), a tack room, and this former cider cellar has been converted into a stallion's box (3 boxes: 20-23-23m²), followed by 2 other boxes (18.5m²x2) with a small office (fiber installed), gynecological bars and a laboratory (72m²).
In the annex opposite the manor house, there are 2 maternity cubicles with video surveillance (16.5m²x2), followed by 2 renovated cubicles (10-14m²) with toilet and storage room. At the far end is the janitor's living space (possible conversion into a gite), with a 19m² dining room opening onto a 9m² kitchen, and a 5.5m² shower room and 9m² bedroom.
The northern annex has 6 boxes (2x10; 2x14.5 and 2x8m²), a laundry room and a shed.
A 4th annex to the manor, corresponding to the former cow shed, has been converted into barns with 20 boxes (1.5m²) with a large central aisle, 2 storage silos and gynecological bars. Nearby is a service entrance for access to vans and trucks. There's also a workshop, a storage area and a manure pit.
A nearby 1ha plot with a farmhouse can be sold with the entire property.
Facing south, along the 1st annex, we have 8 outside stalls for mares and their foals (8x16m²).
